CASE STUDY – KIM YARHAM

Share
Brompton Gardens

Kim, 61, lived in a substantial five bedroom property in the remote, rural location of Medstead, near Alton, Hampshire for many years, without any neighbours close by.

In 2019, she decided she was ready to downsize to a smaller property, ideally one located in an established community, with neighbours on the doorstep, and closer to local amenities

The location formed a key part of her search, as she needed to be within an hour’s drive of her elderly mother, located in Basingstoke. To narrow down her search area, she drew a circle on a map to see which towns fell within her remit.

Her new home had to meet a number of criteria:  smaller, yet spacious; low maintenance; ready to move into, ie no building work required; outside space essential, plus a high-end luxurious feel.

One of the towns she identified as a possible option was Ascot. It ticked a number of boxes – was an easy journey to visit her mother, had great local amenities and was also in close proximity to a number of friends.

She registered with a number of local agents and one insisted she take a look at Brompton Gardens. She instantly fell in love with the development – it had the wow factor she was looking for, the architecture of the homes were both elegant and stylish, inspired by the original Victorian country manor house, and set amongst lovely, landscaped gardens.

At this stage, the properties were still under construction, so she was only able to view the selection of homes from brochures and floor plans.

After looking at the properties available, she was particularly drawn to the size and layout of  Plot 55 – a large three bedroom conversion first floor apartment, nearly 1,400 square foot in size, which had its own large, private terrace, located within the original Victorian mansion house.

It was perfect for her, so she expressed an interest in reserving it off plan. Unfortunately, after a couple of months, she had to sadly withdraw from the purchase, as she was unable to find a buyer for her own property.

Over the next year, a number of properties subsequently were reserved and sold, however Kim did not lose hope, she knew that Brompton Gardens was the place she wanted to live, so persevered on finding a buyer for her Medstead property.

Eventually, in the summer of 2020, she finally found a buyer, so was in a position to start the house-hunting process again. She went back to the Berkeley sales team at Brompton Gardens and shared the good news with them, and asked what properties they had left to buy.

This time fate was on her side. Although plot 55 had been under offer for a while with another buyer, they had decided to pull out of the purchase the week before, so it was back on the market!  They were therefore delighted to be able to tell Kim “her flat was still available”. Since Kim’s original visit back in 2019, the sales team had always referred to plot 55 as ‘Kim’s flat’, as they knew it was her dream home, so had remained hopeful she would be in a position to buy it one day.

Kim explains, “I was so thrilled to hear it was still available, so I reserved it immediately.”

Kim was able to buy her new home, mortgage free, with proceeds from the sale of her home in Hampshire. She paid £750,000 for her three bedroom property.

Kim continues, “I love my new flat at Brompton Gardens – it has enabled me to downsize but without compromising on the high end, luxurious feel I had with my old house.

I ideally wanted to find somewhere with a great cooking/entertaining space, but also with a separate sitting room. Having 3 large bedrooms allows me plenty of space to have friends to stay and the private terrace is just stunning with fabulous views across the formal communal gardens.

“Buying a new build property has given me a lovely blank canvas to create my new home. I’m treating myself to new furniture, curtains etc. to enable me to put my own personal stamp on it. Friends who have already been to visit call it ‘The Tardis’, they are surprised at just how spacious it is.

“Brompton Gardens also has the added bonus of acres of woodland as part of the development, which I’ve already been able to enjoy exploring. I’m looking forward to meeting my new neighbours once it gets a bit warmer and people start using the lovely communal gardens. I can’t wait for lockdown to lift, so I can start entertaining again.

“The sales team were brilliant from start to finish, throughout the whole drawn out process! After a few hitches with my selling chain, I finally got to move into my new flat last month.

I have also been blown away by the after-care support I’ve received from Berkeley. They have been in regular contact since I’ve moved in to ensure that everything is just perfect.”
